Buyer Agents in DC
House hunting typically begins online. Many buyers, especially first time home buyers, look at homes for sale and dream about homeownership.
At some point, whether it’s a new higher paying job or money you’ve saved, the dream becomes reality. That’s when you want to find the best buyer agents or in our case, exclusive buyer agents.
What is the difference between a buyers agent and an exclusive buyers agent?
Real estate agents use many titles for what they do and this can be confusing for consumers.
There are listing agents who work for the seller, there are buyer agents who work for listing brokerages, there are dual agents who work with a seller and a buyer at the same time and then there’s us.
HomeBuyer Brokerage real estate agents work for home buyers. We are true buyer agents exclusive buyer agents because we choose one side, the buyers, in every real estate transaction.
We believe buyers deserve 100% loyalty. We know the conflicts of interest in real estate and we avoid them.
Exclusive buyer agents are not dual agents or listing agents or agents getting a bonus for selling an in-house listing. We represent home buyers.
How do agents find houses for sale in D.C.?
Real estate agents have access to the local Multiple Listing Service, where homes for sale are listed by the listing brokerage. Some homes are sold by the owner and real estate agents should show you these properties too.
How does this work?
Looking for a home in Washington D.C. can be exciting and overwhelming. That’s why your home buying experience begins with us listening to you. We encourage you to share your dreams and your must-have lists. Our goal is to communicate, educate and deliver an exceptional home buying experience.
D.C. is divided into four quadrants, NW, NE, SW and SE and there are many neighborhoods in each quadrant. It’s fine if you aren’t sure where to buy a home. We know the neighborhoods and love showing buyers around this amazing city!
We evaluate properties which means we look for what’s wrong first and then what’s right. Wet basements, bad flips and unloved properties can present buyers with big problems. We stay in our real estate lane but do our best to help home buyers avoid money pits.
When you work with an experienced buyer's agent, you won’t worry about what’s next in the home buying process. Our goal is to answer all your questions so you feel confident moving ahead with an offer on a property.
We are paid by the cooperative commission which is offered by the listing brokerage to the buyer brokerage. Unless other arrangements have been made, we accept the cooperative commission as full payment for our services.
Your mortgage lender
Unless you are paying all cash, you’ll meet with a mortgage lender and learn what loan options are available for you. We suggest working with an experienced local lender. Local lenders understand the D.C. contract and timelines for financing and appraisal contingencies. A local lender should have a basic understanding of TOPA (tenant opportunity to purchase act) and how it may impact the purchase of a property.
And finally, when you submit an offer on a property, D.C. listing agents may call your lender. Local lenders know this and make themselves available.
HomeBuyer Brokerage is real estate for home buyers. Let’s find your Washington D.C. home!
